LIV is a luxury three-unit townhouse project located in downtown St. Petersburg. Given the narrow lot and required side yard setbacks, each home is only 18’ wide. Utilizing a variety of strategies, the design seeks to both simultaneously emphasize and overcome the narrow width. A four-foot wide service slot housing the stair and elevator are expressed on the front façade as balconies separating the units. Large windows on the south side wrap the corner bringing natural light deep into the townhomes. The open stairwell also allows borrowed natural light to cascade vertically. Finally, each major indoor room connects to an outdoor space of varying size and character. The floor plan of each 3,000 square-foot unit is designed for a variety of lifestyles and family types. On the second floor, the central kitchen is flanked by two living spaces allowing for multiple furniture arrangements. Although the third floor contains two conventional bedroom suites, the first and fourth floors each contain a flex-room with full bathroom that can be used as a bedroom, home office or additional living space.
